HISTORY:  This property has been in the same family since 1906, a testament to how rare this opportunity is to purchase such a quality and historic property near El Dorado and in Butler County, Kansas.  The original limestone portion of the home was built in 1850 according to Butler County records.  According to the family, the limestone structure was originally a Way Station to service covered wagon trains with supplies.  The Fort Smith Arkansas Trail went through the property giving settlers access west across the Walnut River.  There are two limestone barns on the property that were built by German POW’s during WWII.  The property was once referred to as Aikman Hill and overlooked the original town of El Dorado.

IMPROVEMENTS:  You will be amazed at the character and quality of this 3 Bedroom 2 bath historic limestone home originally built in 1850.  Many tasteful additions and modern features have been added over the years.  There are 1687 Square feet of finished living area that includes a beautiful kitchen with 1950’s Geneva metal cabinets, a formal dining area, family room with a wood burning limestone fireplace that was added in the 1930’s, and a large laundry room and storage room.  The master bedroom was the original “bunk room”.  It has a nice master bath and a beautiful limestone wall.  The massive limestone front porch was added in the 1930’s, as was the outdoor limestone fireplace/grill.  The flat stone around the top of the porch came from the old El Dorado High School.  The house has central heat and air and a propane tank that is only hooked up to the stove for cooking, everything else is electric.  The two limestone barns were built in the 1940’s by German POW’s.  Their dimensions are 35′ x 16′ and 42′ x 19′.  There is a 36′ x 24′ 3 car metal building added in 2012 and a carport.

LAND & WILDLIFE:  This 76.8 acre tract of land offers a great combination of agriculture and recreation.  The terrain is rolling and has several areas of heavy timber.  The property has been leased for cattle grazing in the past, but no cattle have been placed on the property this year.  The native bluestem pasture is mostly in excellent condition, providing good quality cattle grazing and excellent bedding areas for wildlife.  There are currently several resident whitetail deer and wild turkey on the property.  The pond is centrally located and attracts waterfowl.
